peter31a Posted July 29, 2014 Posted July 29, 2014 Congratulations Andre! It looks like a sweet little house. From up here we always wonder how anyone in Toronto can afford a home.. I'm so happy you and your wife have managed to get one. Enjoy your new home and enjoy your new man cave. May many fine builds come out of there. Cheers!
DynoMight Posted July 29, 2014 Posted July 29, 2014 Good little house.. Can't wait to see your hobby room set up!
Agent G Posted July 29, 2014 Posted July 29, 2014 Good for you! Here's to many more years in a great place. G
Scalper Posted July 30, 2014 Author Posted July 30, 2014 Thank you for all the great comments. we had the inspection done last night. and well the wife almost had a nervouse break down after. we decided not to sign the final paper work. They found mold.
slusher Posted July 30, 2014 Posted July 30, 2014 Congrats Andre. Good to hear. Packing up the models and accessories you might find something you missed or never knew you had....
Tom Geiger Posted July 30, 2014 Posted July 30, 2014 Andre, in the USA home inspection results can be used to negotiate with the seller. And home inspectors can be notoriously overzealous in their reports. They want to cover everything so that you think you got your money's worth and so you can't go back and sue them later. Ask the question about the mold... where? how much? and a result of what condition? Find out if it's old dried out mold, or active damp growth. Find out how much it would cost to re-mediate the mold and correct what ever condition caused it. Present this to the seller for them to repair prior to closing. It may be as easy as that. When I bought my house in Pennsylvania, a house built in 1994, the home inspector found 'mold' and panic ensued. It was nothing more than a space where a pipe formerly leaked, the pipe being fixed a long time ago, and there was some long dried out mold on a small section of sheet rock that had been wet. It was as simple as cutting out that small piece of wall. Don't give up so easy!
Scalper Posted July 30, 2014 Author Posted July 30, 2014 Thanks but the house is a sick house.. it has no ventilation at all. the owner sealed everything. and being a house with boiler heating there is no air circulation at all. so the basment is a playground for mold. from what the inspector shoudl me . it was black and thick .and in the concrete and who know what is behind the walls. So we decided to pass. waiting for out deposit to come back.
peter31a Posted July 30, 2014 Posted July 30, 2014 (edited) Man, so sorry to hear that, Andre. I hope you can find something else real soon. Edited July 31, 2014 by peter31a
DynoMight Posted July 30, 2014 Posted July 30, 2014 Oh dang. Mold is no good for anything at all. Hope you find a new house soon... Sucks.
my80malibu Posted August 2, 2014 Posted August 2, 2014 Now you have to Amend the Caption to. We didn't got a house. Too bad for that I hope you find something soon.
Danno Posted August 3, 2014 Posted August 3, 2014 Better to walk away and start over than to try to live in a sick house . . . they tend to make their occupants sick, and it's a nasty sick! Good you discovered it before you owned it!!
Scalper Posted August 27, 2014 Author Posted August 27, 2014 Yup. It was a sick house. But now me and Renay might not to be able to afford a house anymore. Prices keep going up and we keep getting out bid. Might have to settle for a condo now. Box in the sky with crazy taxes.
Quick GMC Posted August 27, 2014 Posted August 27, 2014 I bought very close to the bottom of the market in 2008. I got the 5th house I offered on. People were swooping them up with cash at $10k over asking price. My dream house was taken from me. 3 bedroom plus den/office, 3 bath, pool and a nice garage for $185k. Those BLAH_BLAH_BLAH_BLAH Canadians came in and offered cash. I ended up settling for a 3 bed/2 bath small garage house as I watched the prices go up. You'll find something, just keep an eye out for the new listings. I offered $5k over asking price so it would hopefully put me ahead a little. When the inspection failed the ac unit and some other stuff I demanded the bank replace and not fix. I was surprised when they didn. New ac, water heater, and appliances
