Thanks but the house is a sick house.. it has no ventilation at all. the owner sealed everything. and being a house with boiler heating there is no air circulation at all. so the basment is a playground for mold. from what the inspector shoudl me . it was black and thick .and in the concrete and who know what is behind the walls. So we decided to pass. waiting for out deposit to come back.

  5. Thank you for all the great comments. we had the inspection done last night. and well the wife almost had a nervouse break down after. we decided not to sign the final paper work. They found mold.
  6. A Bully Bid is when you put an offer on the house before " the official offer date" Me and Renay seen to many houses slip past our budget due to getting out bid. The market here is crazy no room to grow in Toronto unless you want a crappy box in the sky. So most people do a bully bid to avoid being out bid. but they would usually ask more then asking,. I found out from the owners agent that they where divorcing and the husband cand stand being in the same room with is wife. It helped to my advantage. Nice cut and dry deal. and got the house for asking price. this is somthing i just found on the web below I wrote this blog a few years ago and wanted to update it as I have more experience in dealing with these situations than I did when I first wrote it. I can safely say bully offers still take place in Toronto. Thankfully, they are the exception, not the norm. For a bully offer to work there are two key factors: 1) a buyer willing to offer significantly more than the list price without being in competition (or so they think). 2) a seller who is very, very anxious to sell! SO anxious in fact that they are willing to an accept an offer not knowing what the outcome would be if they had waited for the night offers were originally scheduled to take place. A bit of background….when a Seller lists their property for sale they decide (or are guided) about the 2 ways in which their property should be marketed and offers presented. The first, or more traditional way is to decide the list price, based on Comparative Market Analysis (CMA) and list the property on MLS at a price that is comparable to other recent sales in the neighbourhood. Offers can be presented at anytime. Basically, first come, first serve. Mind you, you will often find that the listing agent has asked for 24/48 hours irrevocable referencing that one or more of the seller(s) are unavailable…travelling is the most common excuse. Just so you know, this 24/48 hour irrevocable has nothing to do with one of the sellers travelling, or being unavailable (what seller is going to be unavailable after they have listed their house for sale??) Having 24 or 48 hours as an irrevocable is simply there to buy time in the hope that more than one buyer will submit an offer. It’s a mini “offers on” scenario. The second, and far more common strategy for listing a house in Toronto is to determine the price that the property will be listed for on the MLS ( this list price might be less than other recent comparable sales). The Seller will look at offers on a particular day. Usually this day is a week or so from the day the property went up on the Toronto MLS. This allows for a 7 day marketing period. Lot’s of potential buyers can come through the house as there is usually a weekend open house as well. The listing will indicate what date offers are being presented and what time Agents should register. A bully offer is when a buyer (and their Agent) register and/or submits an offer before the agreed upon offer date. They ask the listing agent to present this offer to the Seller now and usually provide a very short irrevocable. (Remember, the Seller had agreed to look at offers on a particular date) If the Seller agrees to look at this offer, they actually have to change the rules of the game. The “offer on date” no longer applies and if their agent is any good, they will call or page out a message to every agent who has booked a showing of the property to date to advise them of this change of plan. The purpose of this is to: 1) notify them. 2) Which is far more important….to try and get other buyers to step up to the plate! Just so you know, the bully offer might have changed the rules… but sometimes that pre-emptive offer just starts the bidding situation a bit earlier than originally scheduled. Why would a seller agree to change the rules and look at the bully offer? I suppose the number one answer is simply fear of the unknown. With a bully offer, they know the amount and terms of the offer. The amount is usually significantly above the list price, at the very least it’s enough for them to accept. Here’s a fairly common scenario…a couple have outgrown their current Toronto house. They have very specific requirements so they decided to buy their new house first before selling their current one. They are scrambling to get their house ready to go on the market. They hadn’t tackled the ‘to-do’ list prior to purchasing their new house and have spent the past 3 weeks cleaning, painting, having it staged etc. and the clock is ticking…they close on their new house in 30 days! They finally list their house…they are incredibly anxious about the outcome. There is no crystal ball and they have no idea what they can expect on offer day. Or even if they will receive multiple offers. Their agent has probably given them best and worst case scenario’s. Day 2 of the being on the market and they receive a bully offer. The anxious wait is over…the price is higher than the worst case scenario, and most important of all, they no longer have to worry about all the “what if” scenarios that have been running through their minds. If you were in their situation would you accept the offer? Or would you wait to see what happens on offer day? Of course that is just one scenario but it does show how fear of the unknown can really effect the outcome of a real estate transaction. The thing about bully offers is (from my own experience), the dollar amount offered by the buyer tends to be less that what they would have paid on the night of offers. If a buyer loves a house, and are competing against 8 other parties on offer night they will most likely offer more than they would if they weren’t competing against anyone which is what they are technically trying to do by submitting a bully offer. Sellers will also benefit financially by waiting for offer night. Nothing can replace the build up of momentum that the 7 day marketing period allows. 4/6/8/15 buyers all bidding on a house will result in a sale price that is often much higher than anyone expected. Competition definitely brings out the best (and worst) in people! Holding off on offers and bully offers are part of the Toronto real estate market and won’t be going away anytime soon. Whether you are a buyer or a seller, it is imperative that you work with an experienced agent as situations involving bully offers can be costly to both parties.

  13. Well Finaly Me and my Wife where able to purchase a house without going thru another bidding war. The basement is mine. all Mine,. and its a bungalow so its a big basement.. Even have a full size garage and a huge shed with electricity . I think I will be able to spray all year. now the pics. no basement shots yet.
